Grind and seal is a concrete finishing system that uses mechanical grinding to remove surface contaminants, smooth irregularities, and expose the character of the slab. A clear protective sealer is then applied over the prepared concrete to create a finished surface that is easier to maintain.
Unlike an opaque floor coating, grind and seal keeps the concrete visible. The finished appearance can range from lightly refined to more exposed and industrial depending on the slab, grinding level, aggregate, repairs, and selected sealer. Every floor is naturally unique.

Grinding Plus a Topical Sealer
The concrete is mechanically ground to the desired level and protected with a sealer that remains on or near the surface. This approach can create a refined concrete appearance without the full multi-stage polishing process.
Progressive Mechanical Polishing
True polished concrete typically uses multiple increasingly fine grinding and polishing stages, often with a densifier, to refine the concrete itself. It is a separate process with different labor, appearance, and maintenance considerations.

FAQs
Is grind and seal the same as polished concrete?
No. Grind and seal uses mechanical grinding followed by a topical or penetrating-and-film-forming sealer, depending on the system. True polished concrete generally uses progressively finer polishing stages to refine the concrete itself.
What will my finished concrete look like?
The appearance depends on the existing slab, aggregate, repairs, stains, cracks, previous treatments, selected grinding level, and sealer. Grind and seal is intentionally natural, so variation should be expected.
Can old coatings or adhesive be removed first?
Many existing coatings, mastics, and surface contaminants can be mechanically removed, but the difficulty and final appearance depend on the material and how deeply it has affected the slab. We evaluate this during the estimate.
Is grind and seal easy to maintain?
Routine dust removal and damp cleaning with an appropriate neutral cleaner are generally recommended. Maintenance requirements depend on the sealer, traffic, spills, and use of the space.
Will the sealer make the floor slippery?
